Pre-Construction
Tried and true that's what Alliance Contracting brings to the table before any commercial or industrial project begins. When we first review your goals and analyze your next project, we're already thinking of value engineering - or how to get the maximum value within the constraints of your budget, schedule, environmental concerns, and every other variable that comes into play.
Our team's knowledge base comes into play before one drawing is ever completed. Without compromising quality or integrity, we'll show you how minor changes might result in major savings. We'll help determine the financial viability of the project. We'll provide site investigations and a preliminary permitting analysis. We'll present a preliminary perspective on your design concepts and site plans while creating a workable budget. We'll do whatever it takes to help you plan and implement your commercial construction project. Our preconstruction services create a smooth start and help ensure a timely finish to your building project
Design Build
Alliance Contracting's culture and methodology integrates seamlessly with the design/build concept of construction. This collaborative approach to building integrates the skills and expertise of the architect, engineer, and contractor creating a leaner, cleaner project. We use materials and technology efficiently and effectively to lower costs, shorten schedules, and reduce waste - without compromising quality. Our project management team is fully engaged in maximizing your value.
Construction Management
Although the hard bid is still the dominant method of executing construction projects, the construction management at risk delivery method has become popular for many projects, particularly, hard-to-define renovation projects. As in a design build approach, the construction manager works closely with the client and the design team early in the process. At some point in the process, the owner and Construction Manager (CM) will negotiate a Guaranteed Maximum Price (GMP) to cover estimated costs, general conditions and a CM fee. In an effort to maximize quality, value and manage project cost controls, the owner and construction manager typically collaborate in an open-book approach to identify and select project subcontractors. In a construction management project, owners often rely heavily on the construction manager's expertise and may be involved as much or as little as desired. The construction manager assumes responsibility for leadership and oversight of the project, while the owner's early input allows for value and cost controls and a customized, personalized approach at every stage of the process.
Renovations
Renovating offices, retail establishments, schools and other commercial and industrial facilities are specialties of Alliance Contracting. In the many years since Alliance's inception, we've gained valuable experience in every phase of renovation projects - from demolition to reconstruction. No matter the size or scale of the renovation, we stand solidly behind our work and reputation as a builder of excellence.
Public Work
When it comes to building and enhancing municipal structures, Alliance Contracting relies on many years of experience in the public arena. Alliance currently administers small- to medium-sized government projects in 5 counties. Due to our experience working with municipalities around the state, we have grown familiar with the processes and requirements of government projects. With a strong history of municipal and government projects, the Alliance team has developed a database and excellent relationships with many competent subcontractors.
